The transformation of tower 8 in the Saige district, a complex designed in the 1970s by Jean Dubuisson on the edge of the university area, is based on an architectural regeneration strategy that enhances the existing structure rather than replacing it.

Rehabilitation of tower 08 in the Saige district designed in the 1970s by Jean Dubuisson, with change of use and objective of replicability, including the creation of 120 housing units spread over 12 floors (4,400 m²) and 3,000 m² of productive activity spaces, as well as the development of a green corridor linking the district to the city center and the university area.

DESCRIPTION
Conceived as a pilot project, it explores new ways of transforming large housing complexes by leveraging their structural and urban qualities. The project is organized around two main interventions. The first involves excavating the building to create an interior landscape structured by a temperate vertical street, thus revealing the structural potential and architectural identity of Jean Dubuisson’s work. The second introduces extensions around the first two levels, forming an active and modular base that reconnects the tower to the life of the neighborhood. This approach is part of a broader vision of the renovation of large housing complexes, conceived as a progressive, evolving, and participatory process. Rather than a radical transformation, the project favors gradual interventions on the existing buildings: phased rehabilitation, reuse of structures, temporary occupations, and the progressive opening of the ground floors to new uses. Additional construction also allows for the relocation of residents who wish to move in and accommodates new programs.

The transformation of Tower 8 is part of the international consultation “Neighborhoods of Tomorrow,” initiated by the President of the Republic to mobilize architectural, urban, and landscape innovation in ten pilot neighborhoods in France. The objective is to develop projects capable of acting as catalysts at the neighborhood level while meeting residents’ expectations and contributing to the ecological transition. Within this framework, the project reinterprets Jean Dubuisson’s work, revealing the richness of its structure and transforming the tower into a lived-in landscape, where housing, common areas, and activities are organized around this vertical street. The tower thus becomes a laboratory for urban transformation, intended to inspire future renovations of the Saige-Formanoir district.
