DESCRIPTION
This report presents the development of a mixed-use building project located near the center of Tirana, Albania, on a site bordered by Rruga Dritan Hoxha, Rruga Prenke Jakova, and Rruga Muhamet Gjollesha streets. Comprising several plots joined together to form a footprint of 5,820 m², the project is situated in a strategic area between the Asllan Rusi Sports Palace and the Sports University of Tirana.

The study analyzes both the existing urban situation, characterized by a heterogeneous fabric mixing sports facilities, housing, and low-density dwellings, and the future transformations, marked by the emergence of new large-scale projects, including the future New Asllan Rusi Arena and several mixed-use towers.
In this evolving context, the project aims to contribute to the urban renewal of the neighborhood by proposing a mixed-use development combining housing, shops, and public spaces. The objective is to ensure harmonious integration into the current and future urban fabric, while enhancing open spaces, pedestrian connections, and existing street alignments.
