PROGRAM
A mixed-use tower comprising retail space on the ground floor and a lower level, business premises on the 1st and 2nd floors, offices from the 3rd to the 8th floor, restaurants on the 9th floor, and apartments from the 10th to the 17th floor. The building also includes two basement levels connected to a single-level underground parking garage with 99 spaces.

DESCRIPTION
Located southwest of the existing train station, the new building overlooks a difficult-to-access area currently occupied by parking spaces and two dead-end railway tracks. The proposal envisions transforming this space into a welcoming plaza that connects to the city through a series of continuous steps. At the base of the tower, removing part of the maximum buildable volume creates a seamless connection between the plaza and the parking lot behind it.

The tower’s vertical design creates a restaurant terrace with exceptional views of the city, the Sarine River, and the surrounding landscape. It comprises four stacked volumes, each with a specific function: shops and businesses on the ground floor, offices in the center, a business center and bistro on the middle floor, and apartments and lofts on the upper level.
The Esplanade itself is divided into two complementary spaces: the Place des Fêtes, an open and flexible area for events and activities, and the Rampe, a pedestrian walkway leading from the boulevard. Both areas are accessible to vehicles, ensuring smooth and flexible access for both pedestrians and events. From the outside, the tower presents a smooth yet dynamic facade.
The consistent materials used on the facade ensure vertical continuity, in which subtle variations in the openings and recesses, based on a fundamental grid, introduce both serenity and vibrancy.
