DESCRIPTION
The key principles of the project: to create a connection between downtown Seoul and the station district; to define a new business center; to construct an environmentally friendly building; to revitalize the streets by providing commercial and cultural facilities on the lower levels adjacent to the Seosomun-ro and Tongil-ro axes.

Two projects are proposed for the same site: the first proposal is developed within the established planning guidelines, while the second adds a large concert hall to the existing structure.
Both projects share two identifiable elements: the PODIUM and the TOWER. The tower contains the majority of the office space, and the podium houses the cultural center, which includes a retail area, parking, and the “black box” or, in the second proposal, a concert hall. In both cases, the tower and the podium are stacked one on top of the other, and the podium serves as a visual link between the project, its activities, and the public space.
Each tower and podium are designed as independent buildings stacked one on top of the other and connected at their center by a central block, which acts as a circulation hub. Although connected, each element is autonomous in terms of circulation, structure, and services, allowing it to potentially be made available to different operators.
